Upon first arrival, the grand entryway leads directly to the living room with lake views, dining room (with 2 tables set up for 12 guests each (total of 24 seats), 3 barstool seating, and comfortable, modern furnishings. The fully updated kitchen contains all the basic cooking items you need: pots, pans, toaster, stainless steel appliances, plates/silverware, mixing bowls, and more. The coffee connoisseurs will love the special coffee bar with a variety of syrups, or use the drip coffee machine at your leisure. SLEEPING ARRANGEMENTS Bedroom 1: Primary Bedroom with King-sized bed on the main floor with private bath ensuite (separate shower, tub, and dual sinks) Bedroom 2: 2nd Bedroom on 1st floor with Queen-sized bed with private bathroom (shower/tub combo) Bedroom 3: Upstairs Queen sized bed with full hall shower bathroom (shared) Bedroom 4: Upstairs Queen-sized bed with full hall shower bathroom (shared) Bedroom 5: Secondary upstairs primary master bedroom with full connected bathroom (separate shower, tub, and dual sinks). Bedroom 6: TWO Queen over Queen bunk beds (8 person sleeping capacity) with full shower/tub bathroom down the hall. Bedroom 7: TWO Queen over Queen bunk beds with two twin bed trundles (if desired). This bedroom also has the large sectional couch, TV and arcade gaming area. This luxurious 5,400 sq foot home is the perfect place for your family get-together, mini-reunion, retreat, or casual gathering. *We do not allow homecoming party events, rambunctious parties, private weddings, and renter must be over 25 years old to book. *NO PETS PLEASE. * Quiet hours are from 10 pm to 8 am and there is absolutely no music allowed during those hours. This is a community neighborhood rule.

Other Details to Note

Drive to Montgomery (10–15 min) or Conroe/The Woodlands (20–35 min). Suited for large groups and family stays. Because our property is on the lake and has a pool, you use and assume your own risk. Guests are responsible for the safety of their families and invitees. The owners/host are not responsible for any injuries to guests. There are inherent dangers in the surrounding area, including but not limited to snakes, spiders, mosquitos, undercurrents, bacteria or debris in the lake, risk of drowning, sudden storms, flash flooding, lightening. We cannot control the weather or water conditions, and we make no guarantees that the lake or the pool will be safe for swimming and recreation. Please use common sense and follow all safety guidelines and laws. The guest assumes acknowledgement and understands these dangers upon reservation confirmation and is responsible for protecting themselves and all invitees at all times during their stay. We reserve the right to terminate your stay without a refund if you exceed the maximum occupancy of 25 guests. Thank you for respecting our rules!

• Smoking and vaping are strictly prohibited inside the home and anywhere on the property. • Small private events are allowed on a case-by-case basis and additional event fees apply. We do NOT however allow private weddings or prom/homecoming events for 16-18 year old groups. • Quiet hours are from 10:00 PM to 8:00 AM. Please be mindful of noise levels and respect our neighbors during these times. • Please treat our home with care and respect. Let us know right away if anything gets damaged or broken so we can address it promptly. • Only registered guests may stay overnight at the property. If you wish to have daytime visitors, please check with us in advance. • Early check-in may be possible depending on the cleaning schedule. Please inquire if needed. Late check out is not available and we strictly enforce 11 am check-out so we don't delay next guests from accessing the property for their stay. • Kindly dispose of garbage and recycling properly, and avoid leaving excessive messes.
